Terms and Conditions
Completion of the booking form and/or payment constitutes an agreement to the following terms and conditions.
Reservation Process
- Once a Request for Availability and a provisional booking date and price are agreed to between the renter and the owner. The owner will hold the rental unit request for 1 week. The owner will then supply a price quote, deposit amount, booking form, and a copy of the Terms and Conditions.
- To complete the reservation, the renter will need to return within 1 week of the provisory booking date the following:
- 25% non-refundable deposit of the total rental cost.
- Completed booking form.
- The Owner will then provide the following to the renter:
- A confirmation number to be used at check-in.
- An invoice confirming the rental dates, deposit receipt and balance due. The remainder of your balance will be due 10 weeks prior to the date of arrival.
- Bookings made within 10 weeks of arrival are payable in full at time of booking.
Arrival/Departures
- Credit card details are required to leave a security deposit of $250, which will be refunded if damage to townhouse is not incurred, or a $25 non-refundable insurance damage waiver at check-in.
- Arrivals/Departure times are 4PM/11 AM respectively.
- Late check-outs may incur an additional day charge from the security deposit.
- All Security Keys need to be returned to the front desk at check-out.
No Smoking Policy
- There is no smoking permitted anywhere within the townhome.
- Any extra cleaning charges including but not limited to carpet, furniture, draperies or bedding needed because of smoking will incur a charge.
No Pets Allowed - Violations will result in the following
- Immediate termination of tenancy.
- Forfeiture of security deposit plus cost of cleaning or other damages.
Maximum Occupancy of 10 people
- Renters who exceed the maximum occupancy may result in eviction without refund.
Inventory Items/Damage
- The Townhome has a thorough cleaning/inventory/damage inspection prior to and after each rental.
- The renter should perform an inventory/damage inspection at time of check-in.
- No inventory items should be removed from the house, this includes linens and towels.
- Any damage should be immediately reported to the front desk.
- The Renter agrees to both notify and reimburse the owners for all necessary and reasonable repairs, replacement for damage or destruction of property caused by renter and/or guests.
- Owner will notify the renter of any damage costs within 7 days after departure.
Liability
- The owners or owners' agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.
- Renters agree to indemnify and save and hold harmless the owners from any liability, loss, damage, or cost incurred during occupancy.
- The Townhome is situated on a development that consists of both residential and vacation homes. Therefore the owners or owners' agents cannot be held responsible for any ongoing construction, alterations to existing properties or any noise as a result thereof on or around the housing development.
Respect
- Renter agrees to properly use and operate all furnishings, including electrical appliances, plumbing fixtures, electronic home entertainment equipment and all other items provided.
- Renter agrees to respect the privacy and property rights of the neighbors during their stay.
- Renter agrees to not disturb, annoy, or endanger the welfare of the neighbors.
- Renter agrees to not use the premises for any unlawful purposes or keep or do anything that conflict with any health, fire, or safety regulations, law or ordinance.
Cancellations/Amendments
- All cancellations/amendments must be made in writing.
- All cancellations are subject to cancellation fees:
- Greater than 8 weeks – forfeiture of deposit.
- Less than or equal to 8 weeks – forfeiture of full rental cost.
- Amendment requests from the renter will be made at the owner's discretion and will be based on availability.
Insurance
- It is recommended that renters take out adequate vacation insurance to cover occurrences such as cancellations, accidents, etc.
- Owner will not be responsible for or be liable in respect of loss, damage or changes caused by force majeure (eg. strikes, floods, closure of airports, weather conditions or other events beyond our control.)
